PLANNING & ZONING
NEW FLOOD INSURANCE MAPS
This past September, the Federal Emergency Management Agency (FEMA) sent us the new proposed Digital Flood Insurance Rate Map (DFIRM) panels for Wayne Township. Changes from the current FIRM are not the result of new engineering studies, but of improved technology and mapping capabilities.
What does this mean to me? Property that is not currently identified as flood prone may be mapped into a higher risk zone following adoption of the new mapping. Or the opposite may occur.
When will this occur? The final DFIRM will not become effective until six months after the final determination is issued by FEMA. The timing of the map changes remains unknown, but is anticipated for the end of 2010. Before then, the township must adopt a new Floodplain Ordinance that meets the minimum requirements of the flood insurance program.
How will I know if my property is affected? Wayne Township will notify you by mail if you will be affected by the changes on the DFIRM and inform you of the potential flood insurance implications.
What insurance implications? If you have a mortgage with a federally regulated lender and the building(s) on this parcel are within a Special Flood Hazard Area, then your lender must require you to carry flood insurance when these flood maps become effective. If you do not have a mortgage, it is still recommended that you purchase flood insurance. Most homeowners' insurance policies do not provide coverage for damage due to flooding. Take note: There is a lower cost option offered by the national Flood Insurance Program for properties being mapped into high risk areas for the first time if the insurance is initially purchased before the new DFIRM effective date.
We will keep you informed during the year as these revisions are finalized.

WAYNE TOWNSHIP ZONING ORDINANCE
The Wayne Township Zoning Ordinance sets forth land use classifications and divides the township into zoning districts as delineated on the official zoning maps. The Board of Supervisors has adopted these zones for the purpose of implementing the goals and policies of the Comprehensive Plan; to protect the public health, safety, and welfare of the citizens of Wayne Township, to safeguard and enhance the appearance and quality of township development, and to provide for the social, physical and economic advantages resulting from comprehensive and orderly planned use of land resources.
The Wayne Township Zoning Ordinance was adopted by the Board of Supervisors in 1991, as amended in 1999 and 2002 and shall remain in effect until modified or rescinded by the governing body.
The Zoning Ordinance is available for view on this webpage; copies of the zoning map are available for review at the Township Office. Final verification should be done through the Wayne Township Zoning Officer.
